What this strategy does. Finds Florida infill lots to put a CrossMod home on. Every morning at 6:00 AM ET it pulls new Redfin land listings in the ZIPs where $700k+ homes sell (at least 5 such sales in 12 months), values each lot from qualified single-family home sales within ¼ mile (FL DOR), runs the gates below, grades the survivors against your stars, checks land comps, and lists up to 30 lots to review. Lots that fail show below the ranked list as near misses and Not Good Deals.
Gates (current defaults; change them under Properties Below Cutoff Line):
- Listed or price-cut within the date window you pick
- List price $10k–$250k
- Lot at least 4,500 sq ft
- An exact location, not a shared city-centre pin
- No HOA dues (always excluded, no switch)
- Not a dock or boat-slip listing
- Inside Miami-Dade's Urban Development Boundary (100 m margin)
- Not in FEMA flood zone V or VE
- Wetlands under 60% of the lot (measured on the lot; unknown fails)
- At least 3 qualified home sales within ¼ mile
- Estimated home value $700k+ (median of those sales; waterfront lots use waterfront sales)
- Block-group median household income $65k+
After the gates. Grade 1 or higher; land priced 2× or more above nearby sold land is rejected (1.25× costs grade points); the top 30 by grade, then spread, go to review.
Lot +1ac tab (its own rules): 1–10 acres, $10k–$1M, from Redfin, Crexi and LoopNet; at least 5 home sales within 1 mile with a median of $600k+; income $65k+; commercial, industrial and multi-family zoning left out; flood V, wetlands 60%+, outside the UDB, swamp and land priced 2×+ hidden unless you include them.
